LIFE OF LUXURY: Lavish waterfront mansion smashes records

A LAVISH Noosaville mansion with more than 45m of unobstructed water frontage has sold for more than $10 million.

The 31 Wyuna Drive property was listed at $11.9 million and while the sale price is not being disclosed, Tom Offermann Real Estate principal Tom Offermann confirmed the price had eclipsed last year's record set by the company of $9.3 million for a Webb Road, Sunshine Beach home.

He confirmed "an extra zero" had been added to Noosa's top price as a result of the deal.

The Wyuna Drive home, complete with two jetties, boat ramp, drive-through boat shed, 25m infinity pool and outdoor kitchen and barbecue was designed by respected Noosa building designer Paul Clout.

Mr Clout was living nearby at the time the property was bought, and had a vested interest in making sure the design was stunning.

The home is built on two allotments, and marketing agent John Dover said there had been a "lot of interest" during the campaign.


Two buyers submitted contracts in the final negotiations, but the identities of the buyers, and sale price, were remaining a mystery.

Mr Dover confirmed multiple buyers had submitted contracts worth "eight digits".

He said it was testament to the strength of the market in the popular holiday destination.

"We meet a lot of people who lament not buying here years ago, and I am certain that history will repeat itself. If you can do it, why wouldn't you want to live here, even if it's just as a second home?" he said.

Mr Offermann said in the past six weeks the company's top eight sales had averaged $5.955 million.

Among those, beachfront homes listed for $8.2 million and $6.2 million respectively, and a Hastings Street apartment which went for $6.9 million at auction.

Just last Saturday, despite heavy downpours, Mr Offermann said more than $15 million in contracts had been consummated by nightfall by his agents.

As for the Wyuna Drive home, the eight-figure sale price also secured for the purchaser's trimmings such as a self-contained caretaker's wing, electronic bi-fold doors opening to the waterfront, heated floors in the master suites, solar pool heating and full air conditioning.

Voted HIA Queensland home of the year, the six-bedroom, six-bathroom home is more than 800sq m in size, perched on 1228sq m of waterfront land.
